A nine-year-old apartment complex on Route 7 in Wilton has been acquired by Clarion Partners for $34.75 million, or $347,500 per unit.

Situated on a 12-acre property, the Avalon Wilton complex contains 100 open floor plan apartments with granite countertops and Nest thermostats. Common area amenities a fitness center, heated pool, barbecue grills and playground.

CBRE’s Jeffrey Dunne, Gene Pride, Jeremy Neuer, Steve Bardsley, David Gavin and Stuart MacKenzie represented the seller, AvalonBay Communities, and procured the buyer.

“With extremely high barriers to entry for apartment development in Wilton and comparable higher demographic nearby towns, the property will continue to enjoy strong demand and robust rent growth,” Dunne said in a statement.
