A long-time landowner in Rocky Hill has proposed a 126-room hotel for his property at the intersection of Interstate 91 and the Silas Deane Highway.

Ron Lyman has filed for planning permission to build a 4-story Woodsprings Suites hotel with a detached LongHorn Steakhouse restaurant. The restaurant would be about 5,660 square feet and would seat 196.

As part of the proposal, Lyman is proposing to put almost 8 acres of the site under a permanent conservation easement. The hotel would open in 2021.

Beyond state approval for the driveway connection to Silas Deane Highway, Lyman has asked Rocky Hill officials for an 11-space reduction in the project’s parking lot. The town requires 208 for a project this size, but the site only has room for 197 spaces, a representative for the project told the town planning and zoning commission this summer. However, the project team estimates peak demand will only hit 184 based on industry averages.

The project would cost $10 million to $15 million.
