A 6.34-acre East Haven commercial parcel has sold following the closure of the business that occupied it.

Tek-Motive Inc., a manufacturer of automotive brake components, sold its 110 Commerce St. property for $1.8 million. The buyer was BHD CT Realty LLC, which bought the building as an investment, according to a statement from Richard Lombardo of the Milford office of Pearce Commercial Real Estate. Lombardo served as the seller’s agent in the transaction, while David Richards of Colliers International represented the buyer.

The parcel contains a 40,500-square-foot light industrial building with a covered loading dock built in 1989, according to local property records. The property was most recently appraised for $1.99 million.
